Mō te tūranga | About the role
We are looking for an experienced Property Manager to join our team in this newly created role and be our property superstar.
Oakwoods is spread across 12 acres in sunny Richmond, offering a mix of independent living options in apartments and villas as well as rest home and hospital level care. As our Property Manager, you will ensure our buildings and facilities are well maintained through proactive management of our maintenance schedule, contractors, and property team members.
Your strong maintenance or trade background will ensure you understand Health & Safety and regulatory compliance requirements, can manage long-term and service maintenance plans, and lead and encourage your team (and contractors) in their day-to-day planned and unplanned maintenance work – on time and on budget.
Variety is guaranteed as each day will see you interacting with our residents - and collaborating with other teams within our community to ensure our residents live life their way.
Qualifications

- Over two years’ experience in Property Management role with team leadership responsibilities, in a large site with complex requirements.
- Experienced in the general maintenance of built environments, and various machineries and equipment, preferably gained from working in a care/health industry or similar.
- Thoroughly conversant with building code compliance requirements.
- Experienced in managing subcontractors and a clear ability to ensure work undertaken meets the required standards and timeframes, whilst maintaining strong professional working relationships.
- Conversant with building services such as electrical, fire, lifts, HVAC, and refrigeration systems.
- A strong and effective communicator, both verbal and written communication.
- Strong self-management skills – able to plan and allocate work while responding to change as priorities alter.
- Strong technical skills, including Microsoft Office suite and other property systems.
- Comfortable working with numbers, managing finances and making good business data-driven decisions.
- Strong people skills and able to quickly build rapport and maintain strong partnerships with a wide range of people and stakeholders.
- A full clean NZ Driver’s License; Site safe passport.
